21 Moorfields Overview

In November 2015, Landsec obtained planning consent for a mixed retail and office redevelopment of the site across two buildings of up to 16 storeys.

Since the original planning consent was granted, work has commenced on site. As a direct result of difficulties identified in the course of site investigation works, amendments were required to enable delivery through a new substructure. A minor material amendment (MMA) application was submitted after a full public exhibition in August 2016 to capture these changes.

In late 2016 Landsec were approached by Deutsche Bank with a view to securing the site as their new London HQ. In order to meet their requirements and secure their position in the City of London, we had to enhance the proposal.

Conversely, it is the nature of the constraints below ground which has resulted in a building above the station with very long spans and perimeter cores that ideally suit’s the Banks requirements.

A public consultation was held in the City on the 26th and 27th September to update residents and local businesses on our proposed amendments to the consented scheme for the delivery of this important project.

The revised planning application was submitted in October 2017.

On the 20th February 2018, Landsec successfully secured a resolution to grant a revised planning permission for the proposed 564,000 sq ft development at 21 Moorfields, EC2.

The new building will serve as Deutsche Bank’s London Headquarters for the next 25 years.
